I wouldn't worry about the electrics, as long as your installation complies (i.e. you do it properly), you can always get a full test / certification if you decide to sell up.
The other option is that as long as the circuit "plugs" into the mains in the house (i.e. it's not hard wired to the fusebox) it's not part of the main wiring, and hence doesn't need to comply. It's basically an extension lead.
The funny thing is, I've had electrical work do professionally at work, been certified, and then had them back to sort it out because it wasn't right.
Electricity doesn't bother me, I can test it, with easily available tools, as long as you follow simple rules it's safe. Not like gas, even I wouldn't touch gas !
